Before you move in to your new property, do an entry inspection with your Landlord or Real Estate Agent during the day rather than at night time. This will also allow you to view the external features of the house and record the conditions on the inspection sheet.

There is no definition for "partly furnished" or "fully furnished", so use the inspection sheet to record any furniture included in the lease agreement, as well as the condition of all aspects of the property.

Take a camera with you during the inspection and take dated photographs of any existing damages. These might come in handy should you have any disputes with the landlord regarding damages and bond refund.

Keep a copy of the completed inspection sheets.
